Some lawyers and real estate agents provide written rental models. The local authority`s housing council may, if necessary, present standard rental contracts. Shared rental – if more than one person signs the contract, then it is called a common rent – you now have the same rights and obligations for the property (for example, if a person does not pay the rent and moves, the abandoned person is still responsible for the debt). Please note that legal proceedings are still possible against both clients. The agreement must include the legal name and address of the owner. If your lease is not written, the landlord must provide you with this information in writing within 21 days of the start of the lease. Short-term secure rental – this is the most common type of rental if you rent from an owner or private owner in England. What an agreement says and what the lease really is may be different. For example, your landlord may say that the contract is not a lease, but an “occupancy license.” An offence is anything that is contrary to what you agreed in the lease.

Your landlord can only charge you your rent if they have given you your name and address – regardless of whether you have a written lease or not. There are obligations that you and your landlord have that are not stipulated in the contract, but are set by law and are incorporated into all leases. These terms are part of the contract, even if they have not been explicitly agreed between you and your landlord. If your landlord does not provide you with a copy of your rental agreement or legal name and address within 21 days, you may refuse to pay your rent until you have received it. But once they have given you the agreement or the information, you have to pay all the rent you owe. If you do not pay, the owner can ask the landlord and the rental office to remove you. If your landlord has other fees, this may be illegal. Ask your landlord to make the fees illegal. If this is not the trap, you can report your owner to trading standards. If your landlord still does not return the illegal fees, you can ask the court for a small right to an order stipulating that the owner must refund the money.
